Matrix Concepts Holdings Bhd has been at the forefront of property development in Malaysia for nearly three decades. Bandar Sri Sendayan (BSS), its flagship township in Negeri Sembilan that spans more than 6,800 acres, brings together thoughtfully planned components that have transformed the once remote state capital into a sought-after destination by homebuyers, investors and business owners.
Back in 2004, when BSS was just a vast, empty piece of land, the vision was already clear. Under the leadership and foresight of group founder and executive deputy chairman Datuk Seri Lee Tian Hock, Matrix Concepts set out to craft not just a residential township but a self-sustaining ecosystem — one where families thrive, communities flourish and businesses prosper. The goal was to uplift the area, breathe new life into Seremban and offer more than shelter: a vibrant place to call home.
Transforming such expansive undeveloped land into a liveable township meant more than construction; it called for extensive planning and strategic foresight.
“First, the land was largely undeveloped and in need of substantial infrastructure investment to lay the groundwork for roads, utilities and drainage. Not only that, convincing people to move to a then-quiet corner of Negeri Sembilan was not easy. We had to demonstrate long-term value and accessibility by investing in connectivity and facilities ahead of demand. Managing such a vast township over decades meant adapting to changing market conditions, consumer expectations and regulatory requirements — requiring strong foresight and resilience,” Matrix Concepts property development co-CEO Chai Keng Wai shares.
Evolving in tandem with the maturing community
For the last three decades, beyond just building and selling homes, Matrix Concepts has broadened its vision to integrate lifestyle, sustainability and inclusivity. Today, one can find the complete ecosystem with its well-planned schools, medical centres, retail hubs, parks, industrial zones and cultural spaces not just for residents, but also visitors to the township.
Going beyond that, Matrix Concepts now also offers “smart premium” homes — residences that provide elevated living experiences without sacrificing accessibility. This nuanced approach ensures that whether it’s a young family starting out or a seasoned homeowner looking to upgrade, BSS has something to offer everyone.
For instance, just this year, Matrix Concepts launched a few projects in its township including Suria Heights, Eka Heights and Laman Sendayan 2.
Suria Heights — an exclusive residential enclave in the vicinity of a prestigious golf course — offers cluster, semi-detached and link house units. Notably, Matrix Concepts also introduced the township’s first-of-its-kind cluster homes — a unique hybrid of semidee and link house.
Laman Sendayan 2 (Meria and Elaria) is a collection of exclusive two-storey link homes within a thoughtfully planned neighbourhood. While Meria and Elaria offer lot sizes ranging from 20 by 70ft to 20 by 75ft, the entire Laman Sendayan 2 development spans 112 acres of prime freehold land.
Meanwhile, just minutes from BSS on the west of Seremban is the 371-acre Eka Heights. Sitting on elevated land, it aims to be a full-fledged township offering 10 precincts of residential link homes as well as a commercial hub. Its signature residential precinct, Verra, features freehold two-storey link homes with spacious layouts and an open concept that comes with smart home systems and private backyards for family enjoyment.
With more than 30,000 homes housing an estimated 120,000 residents and over 1,260 commercial units to foster entrepreneurship, BSS is more than just a place to live — it’s a community that grows stronger with each passing year.
“The population has steadily increased over the years, making BSS one of the fastest-growing townships in Negeri Sembilan. As of today, we have developed 75% to 80% of the land bank, with a cumulative gross development value (GDV) of RM6 billion delivered. The remaining land bank of about 1,300 acres carries an estimated GDV of RM6.3 billion, which will be rolled out progressively over the next five to eight years, depending on market conditions and demand,” Chai notes, adding that 60% of BSS purchasers are from the Klang Valley.
Building bonds through lifestyle, connectivity
Festive celebrations, charity runs, sports tournaments and cultural events regularly bring the community together. Initiatives like the Matrix Malaysia Day Run (which drew 10,000 participants) and the Electrifying Raya Bonanza Grand Lucky Draw highlight Matrix Concepts’ dedication to encouraging inclusivity and celebration in everyday life.
Meanwhile, at the heart of the development is the Sendayan TechValley, along with a slew of leisure and recreational facilities.
For outdoor enthusiasts, the 26-acre Sendayan Green Park is designed to promote community interaction by offering facilities such as an amphitheatre area and football field while the 34-acre X Park Sendayan — dubbed the largest entertainment venue in Negeri Sembilan — aims to give residents a good dose of thrills and adrenaline. Recreational activities include an all-terrain vehicle trail, pickleball court, go-kart racing, flying fox, paintball, wall climbing and archery, as well as futsal and badminton courts and a driving range.
One of the biggest differentiators in BSS is d’Tempat Country Club, its 380,000 sq ft clubhouse that has a wide range of facilities such as a banquet hall, Olympic-size swimming pool, indoor tennis courts, gymnasium, bowling alley and food and beverage (F&B) outlets.
Meanwhile, the prominent Adcote Matrix Malaysia, which offers pre-school to pre-university levels and choices for premier international and national curricula, is committed to nurturing children in a world-class environment. Built on 20 acres of land with unique architecture and an interior modelled on the classic British colonial school, it is complemented by facilities and curriculums to accommodate 2,500 local and foreign students. The school comprises a private school, international school and international pre-school.
There are also national-type schools such as SMK Bandar Baru Sri Sendayan, SJK (C) Bandar Sri Sendayan, SJK (T) Bandar Sri Sendayan and SMK (Felda) Seri Sendayan — all conveniently located within the township.
Nearby amenities include Aeon Mall Seremban 2, Mydin Seremban 2, KPJ Seremban Specialist Hospital and Hospital Tuanku Ja’afar Seremban and Columbia Asia Hospital. In terms of connectivity, BSS enjoys easy accessibility via major highways such as the North-South Expressway (NSE), Seremban-Port Dickson Highway, KLIA Linkage and the proposed Senawang-KLIA Expressway, which directly links travellers to Kuala Lumpur and nearby cities. The NSE’s Seremban toll exit is only a five-minute drive from the township.
Sendayan Merchant Square — the heart of the neighbourhood
These days, retail formats are transitioning from megamalls to more community-centric retail hubs. Malls in these areas now prioritise convenience, experiential retail and essential services over high-end luxury offerings. As such, the rise of neighbourhood commercial hub and lifestyle strips caters to a captive and increasingly affluent audience, thereby attracting both local and regional brands.
Recognising this emerging trend, Matrix Concepts is working to welcome a new neighbourhood commercial hub by end-2026. The 6.4-acre commercial hub in Sendayan Merchant Square will offer more dining, retail and entertainment options for residents and visitors. Currently, Sendayan Merchant Square is home to a diverse range of F&B and retail options such as McDonald’s, FamilyMart, ZUS Coffee, Watsons and Mr DIY.
Anchoring the Sendayan Merchant Square commercial hub would be Singapore’s oldest grocery store Cold Storage, which also has a presence in Suria KLCC, taking up around 24,000 sq ft of retail space. There are standalone buildings ranging in size from 2,500 to 3,500 sq ft that are tailor-made for well-known F&B brands, plus thematic shops. Outdoor play areas, an open park and an event plaza positioned to become the “everyday social and lifestyle square” of BSS are aimed at filling a critical gap in the local retail landscape that currently lacks an integrated, walkable and experience-driven hub.

It is designed to serve as the heart of the neighbourhood, supporting small businesses while also bringing in trusted national chains. The majority of tenants are special F&B brands from KL that are currently unavailable in Negeri Sembilan. At Sendayan Merchant Square, it is about enhancing lifestyle and convenience for residents, ensuring BSS is not only self-sustaining but vibrant,” Chai shares.
Industrial mega-hub trailblazer
Matrix Concepts is jointly developing MVV City Phase 1 with the Negeri Sembilan government (NS Corp), with Matrix holding an 85% stake in the development, which it will lead. This project positions the districts of Seremban as an extension of the Greater Klang Valley Conurbation and will be a game changer for the residents of Negeri Sembilan.
Spanning an impressive 8,796 acres within Malaysia Vision Valley (MVV) 2.0 in Negeri Sembilan, MVV City is envisioned as a cutting-edge smart city where innovation, enterprise and community thrive. Within this transformative development, Matrix Concepts leads with the first integrated township, covering 2,382 acres and marking the inaugural phase of MVV City under the MVV 2.0 blueprint.
With a GDV of RM15 billion and a 12-year development period, MVV City Phase 1 under Matrix Concepts will comprise over 1,000 acres of industrial space — MVV TechValley, 11,000 residential units and a 452-acre commercial/institutional zone — to create a complete ecosystem for businesses and residents. MVV TechValley combined with Matrix Concepts’ Sendayan TechValley will form an integrated industrial ecosystem that will sit on 2,150 acres of land.
Situated in a prime location, it offers unparalleled connectivity with the dual-carriageway Labu Road providing direct access to the Nilai-Labu-Enstek (NLE) Expressway. It’s even more connected with major highways such as PLUS, LEKAS, and the Seremban-Port Dickson Highway, making travel to airports and ports a breeze. The best part? MVV TechValley is right next to the future high-speed rail (HSR) station set to link Negeri Sembilan to the bustling Klang Valley and other key industrial zones in the south.

To recap, Sendayan TechValley, part of BSS, is home to manufacturing and service providers as well as multinational corporations from Malaysia, China, the US, Germany, Japan and more. It has generated more than 6,500 jobs and 35,000 employment opportunities, supporting an estimated 40,000 residents within the township.
With the success of Sendayan TechValley, Matrix Concepts is able to leverage its strength, network, knowledge and experience with MVV TechValley. This is further strengthened by the recent signing of a memorandum of understanding with Golog Holdings to jointly develop the 618-acre China-Malaysia Air Silk Road Dual Hub Industrial Park in MVV TechValley.
As BSS continues to evolve, the future looks bright and promising. Over the next decade, the township aims to mature into a fully integrated city — smart, sustainable and vibrant. Expansions in healthcare facilities, such as the enhanced Mawar Medical Centre; growing lifestyle hubs, and new residential phases like Suria Heights and Eka Heights, are all part of the plan to ensure that the township meets the needs of its growing community.
