Matrix Concepts, an esteemed development company, has created the award-winning Bandar Sri Sendayan township, spanning over 6,000 acres in Negeri Sembilan. To increase its value proposition and creation, the Group of companies ventures into a medical sector called Mawar Medical Centre to diversify into the growing healthcare market. Mawar Medical Centre, a community-based private hospital in Seremban.

Moving from Bandar Sri Sendayan, the Group of companies is also expanding projects to the Southern Region by providing quality homes for all strata of society in Bandar Sri Impian in Kluang, Johor with a total of 900 acres density. Since 2013, the Group has expanded its presence in Kuala Lumpur City Centre with its 33-storey Chambers Kuala Lumpur condominium project completed in 2022. This year another project development of the 36-storey Levia Residence, Cheras condominium is a new vertical residence that integrates creative architecture and lush greenery across 4.7 acres of open space to offer both comfort and beauty project with a total of 389 units, expected to be completed by year 2027.

The third project by the company in Melbourne is M333 St Kilda a low-rise boutique apartment block located in the heart of St Kilda itself, a trendy Tribeca-style bayside suburb which is popular for its beach and cultured yet bohemian lifestyle. The land measuring 2,543 square meters, 333 St Kilda will comprise an eight-storey mixed development presenting 74 apartments, plus retail components such as a proposed mini market and bakery cum café which was completed in 2022.

In Jakarta, Matrix Concepts via its subsidiary PT Matrix Perkasa, entered into a tripartite joint venture agreement for the development of the Islamic Financial District, called Menara Syariah in Pantai Indah Kapuk 2, Jakarta. The Menara Syariah, 29 storeys consist of 2 blocks of office towers and retail podium and will act as a world-class business hub, promoting a unique identity with modern, productive, and future-ready workspace expected for completion by the end of 2023.

PROPERTY DEVELOPMENT

Property Development, being the main core of business, provides benchmark products and services at competitive prices. Driven by its vision of “Nurturing Environment and Enriching Lives, Matrix is set for a quantum leap in the years to come by ensuring sustainable developments in all its projects.

Our flagship project in Negeri Sembilan provides a self-contained township, integrated residential, commercial developments and green business parks. Matrix has also spread its reach to other high growth areas in Malaysia namely Johor, Klang Valley as well as overseas in Australia.

The Group presently has planned projects with a total gross development value (GDV) of RM9.73 billion awaiting development until the year 2022. As of 30 September 2023, the Group’s unbilled sales stand at RM1.3 billion, set to be recognized over the next 15-18 months.
The Group had, on 14 November 2023, secured a RM512 million financing facility to fund its ongoing land acquisition of the 1,382.2 acres of land in MVV2.0 in Negeri Sembilan as well as initial development costs including infrastructure requirements. This collaborative endeavour, undertaken in partnership with the state investment arm NS Corporation, is slated to commence in 2024, and is expected to be concluded within 7-10 years.

EDUCATION

Matrix Global Schools, comprising Matrix International Pre-School, Matrix International School, and Matrix Private School, is a multiple-award-winning schools in our self-contained, affluent township of Bandar Sri Sendayan.

Nestled in the heart of Bandar Sri Sendayan in Negeri Sembilan, Matrix International School and Matrix Private School which form Matrix Global Schools provide education for the expatriate and local community in Malaysia from Early Years through to Secondary Years. Established in 2014, where the schools live up to the tagline “Nulli Secunda” which is “second to none” in terms of quality of education, the institution runs a dual-curricula model, offering the international UK curriculum as well as Malaysia’s national curriculum as a private school.

Built to modern standards, the state-of-the-art MGS campus is situated on a spacious 20-acre site amidst lush greenery and an inviting landscape that can accommodate up to 2,500 students. The Agreement shall be for a minimum period of 9 years and signifies a pivotal moment in our ongoing journey to position MGS as a leading provider of private education in Malaysia.

HEALTHCARE

Mawar Medical Centre (MMC) is a well-known community private hospital in Seremban. Previously known as Pusat Hemodialisis Mawar, it has benefited numerous patients since its establishment 25 years ago.

Mawar Medical Centre is currently undertaking the work of redevelopment to ensure a sustainable future and becoming a private hospital of people’s choice. MMC currently has a total of 77 beds with 17 Resident Consultants and 40 Visiting Consultants who are experts in more than 24 disciplines in medical specialties and subspecialties.

On September 17, 2019, Matrix Medicare Sdn Bhd (MMSB) was appointed by Pusat Hemodialisis Mawar (PHM) as the exclusive Management Company of Mawar Medical Centre (MMC) for a period of 30 years. For its appointment, MMSB paid an Upfront Exclusive Rights Payment of RM23.4 million to PHM. At the time, MMC’s operating licence by the Ministry of Health was revoked.

Upon Matrix’s involvement in MMC, it immediately renewed its operating licence and secured the long-term lease for the land its assets are on. Since then, MMC has embarked on restructuring exercises to ensure its long-term sustainability. As a result of the restructuring exercise, patient numbers have more than doubled in the past 3 years, and the hospital is currently reporting profitability, ahead of its target.

Part of the restructuring exercise entails the acquisition of high-quality medical equipment more than RM8 million to update the medical offerings, construction of upgrading works of the hospital’s infrastructure, improvements in customer service values, as well as upgrading of operational efficiency.
