BLUEPRINT FOR SUBURBAN MODERN LIVING

The Story.

FOR decades, Seremban sat quietly in the shadow of the Klang Valley’s booming energy.

Today, that quiet city hums with new life and ambition— much of it orbiting around one name: Bandar Sri Sendayan

The township has become a symbol of how thoughtful planning, community-driven design and visionary development can turn quiet suburbs into thriving lifestyle destinations.

Visionary growth

The area was earmarked for development in the 1990s, but the economic slowdown of 1997 put progress on pause.

Change began in the mid-2000s, led by Matrix Concepts Holdings Bhd, a homegrown developer rooted in Negri Sembilan.

Having developed areas like Taman Gadong Jaya in Seremban and Taman Intan Perdana in Port Dickson, the company set its sights on something bigger — a self-sustaining township designed to grow with its community.

Less than two decades later, Bandar Sri Sendayan, now considered Matrix Concepts’ flagship development, has blossomed into one of the most sought-after addresses in the state.

Spread across this 2,751ha (6,800-acre) of master-planned landscape, Bandar Sri Sendayan weaves together homes, schools, shops and leisure spaces.

Here you’ll find Sendayan Green Park, a sprawling 10.5ha (26-acre) oasis that anchors the township’s recreational heartbeat.

With an amphitheatre, football field and sweeping lawns, it is where families gather for morning jogs, sunset strolls or lazy weekend picnics.

For thrill-seekers, there’s X Park Sendayan, Negri Sembilan’s largest entertainment and adventure playground.

Spanning 13.7ha (34 acres), it is where adrenaline meets community, be it go-karting, ATV rides, archery, wall climbing and even pickleball.

And for those who prefer their leisure with a touch of sophistication, d’Tempat Country Club offers a slice of resort-style right at home.

The 380,000sq ft facility features an Olympic-sized swimming pool, indoor tennis courts, a bowling alley, gym, banquet hall and multiple F&B outlets.

For families settling in, it helps that quality schools are part of the neighbourhood fabric, another sign of how the township grows with its community.

The Adcote Matrix Malaysia school campus offers education from pre-school to pre-university, nurturing up to 2,500 students in a holistic learning environment.

Surrounding it are several national schools including SMK Bandar Baru Sri Sendayan and SJK (C) and (T) Bandar Sri Sendayan, ensuring that families have top-tier education within arm’s reach.

Holistic commercial hub

The cherry on top, however, is the soon-to-be-expanded Sendayan Merchant Square, poised to become the buzzing commercial and lifestyle heart of the township.

Already home to crowd favourites like McDonald’s, FamilyMart, ZUS Coffee, Watsons and Matrix Concepts saw the opportunity to go further—to create a cohesive hub where groceries, dining, and leisure flow seamlessly together.

Envisioned as an “everyday social and lifestyle square,” it is designed to be walkable and experience-driven, ideal for those who crave both convenience and connection.

Slated to open by end-2026, the expanded Sendayan Merchant Square will weave in trendy cafes and family-friendly spaces to elevate everyday living and foster stronger community bonds.

Spanning 2.6ha (6.4 acres), the new lifestyle hub will feature a mix of renowned F&B brands, making their debuts in Negri Sembilan.

Residents and visitors alike can expect family-friendly dining, mid-tier cafes, retail and entertainment options, all wrapped around outdoor play areas and a lively event plaza.

“One of our most anticipated highlights is the arrival of Cold Storage,” Matrix Concepts co-chief executive officer Chai Keng Wai says of Singapore’s oldest grocery chain.

It will make its exciting debut in Negri Sembilan as the mall’s anchor tenant,” he adds proudly.

Connectivity and convenience

Bandar Sri Sendayan’s appeal lies not only in its lifestyle offerings but also in its strategic accessibility.

The township sits just five minutes from the North-South Expressway (Seremban exit) and is linked via the Seremban–Port Dickson Highway and KLIA Linkage, making commutes effortless.

A future Senawang–KLIA Expressway promises even smoother access to the capital, cementing its appeal to urban professionals seeking a balanced lifestyle outside the city bustle.

Nearby, residents enjoy convenient access to retail and healthcare facilities such as Aeon Seremban 2, Mydin Seremban 2, KPJ Seremban Specialist Hospital, Columbia Asia Hospital and Hospital Tuanku Ja’afar.

Complimenting the township’s growth is Matrix Concepts’ residential development, Suria Heights.

Nestled within a golf course enclave, it blends contemporary architecture with sustainable design and offers three home collections — link homes, cluster homes, and semi-detached residences.

The link homes feature two-storey layouts from 2,500 sq ft, combining practicality, comfort and style, complete with smart and eco-friendly features such as app-based systems, digital locksets, solar water heaters, and enhanced security. Phase 3 of this collection will be launched in December 2025.

Home buyers can also look forward to Eka Heights, a 150ha (371-acre) residentail phase with 3,620 homes and 25 shop offices.

Strategically located near established neighbourhoods, it offers easy access to amenities, job opportunities, and promising property growth.

At its heart lies a central park with a lake, giant swing, playground, viewing deck, treehouse attractions, and the Sundial Plaza — a vibrant green hub for leisure, play, and community connection.

The Matrix Concepts Experience Gallery marks a defining milestone in Bandar Sri Sendayan’s growth — a space that reimagines how people discover, connect with and envision their future homes.

Far from a typical sales gallery, it offers a multi-sensory journey that fuses design, technology and emotion for an immersive experience.

Every corner is crafted to inspire – from layered lighting and curved seating zones that guide movement, to interactive panels that let visitors explore homes in engaging, intuitive ways.

The business of progress

Matrix Concepts’ next chapter is taking shape through the MVV City Phase 1 development, a visionary collaboration between Matrix Concepts and the Negri Sembilan State Government via NS Corporation.

Spanning 3,559ha (8,796 acres), MVV City is envisioned as a vibrant ecosystem where industry, housing and commerce thrive side by side.

Within this vast development, Matrix Concepts will spearhead 963ha (2,382 acres), comprising 404ha (1,000 acres) of industrial land, more than 11,000 homes, and 182.9ha (452 acres) of commercial space—all designed to fuel economic growth while preserving liveability and balance.

At the heart of this dynamic growth lies MVV TechValley, a cutting-edge industrial park envisioned to attract modern enterprises and knowledge-based industries.

Backed by the proven success of Sendayan TechValley, where more than 465ha (1,150 acres) have been developed and taken up by a diverse global industrial community, Matrix Concepts is now poised to elevate its industrial legacy through MVV TechValley.

Together, both precincts form a 870ha (2,150 acres) connected industrial corridor — the largest single master-planned TechValley in Malaysia — underscoring Matrix Concepts’ capability to scale with confidence and drive Malaysia’s next wave of sustainable industrial growth.

As Sendayan Merchant Square nears its 2026 opening and new phases take shape, one thing is clear: Bandar Sri Sendayan isn’t just building homes—it is building a movement rooted in community, innovation and sustainable living.
